What do I need to know about my termite contract?
You should carefully examine all termite control contracts to determine the type of coverage provded, provisions and limitations. Some termite treatment contracts offer guarantees to treat infestations and to repair damages, others only agree to re-treat and infested homes.
In some cases, companies have refused to pay for repairs, claiming the damage existed prior to the contract being sigend. So, before you sign, have the company clearly identify any pre-existing damage that would not be covered under the contract's repair guarantee if applicable.
How frequently should my home be inspected for termites?
When negotiating your contract, ask about the frequency and scope of home inspections connected with any guarantees provided. Most experts recommend comprehensive annual inspections of all areas-both inside and outside of the structure-assuring that problems are detected early. Many pest control companies offer unlimited inspections at no charge while a home is protected by that firm's guarantee.
Can the pest control company cancel my contract?
Some contracts contain clauses that allow the pest control company to cancel a contract after the first year. Others allow cancellation after five years. Make sure your contract covers adequate guarantees for specific periods fo time. Remodeling your home, adding a pool or deck structure, or moisture leaks can also be grounds for cancellation if the pest control company is not informed.
Don't forget to pay your annual premiums, because non-payment will void a contract. Many contracts allow companies to increase their annual premiums after a specified period of time. You should carefully examine this information and make sure any fee increase allowances are fair and reasonable.
How can I find a reputable pest control company?
Ask relatives, friends or neighbors for recommendations. Make sure any pest control company you consider has an up-to-date license. Call the Division of Environmental Services to confirm this. Consider more than just price. Remember, you get what you pay for, and, like other services, good quality work may cost a little more.
Why have an initial termite pre-treatment on my home?
If you are considering building a new home, the termite pre-treatment is not the place to skimp. New construction requires that a chemical soil treatment be made to create a barrier to termite infestation. Building contractors and consumers should verify that the pest control operator applies the termite treatment in accordance with label instructions. Builders should be careful not to disrupt the barrier once it is established. If this occurs it must be re-treated before proceeding with construction, at a possible additional cost or void of warranty. Soil, mulch and bedding materials should not come in contact with the wood or stucco home exteriors.
Additionally builders and consumers should obtain termite services from companies that provide a minimum five-year guarantee for their work. The guarantee can cover re-treatment, or for an additional cost, some companies offer to cover both the repair of damage as a result of the new infestation, as well as, retreatment of the home.
